How to Protect Yourself from Identity Theft During Tax Season

Here are some really important tips for all of us to keep in mind.  The scammers are apparently gearing up for a profitable tax season.

Via Robert Siciliano (Identity Theft Speaker):

Robert Siciliano Identity Theft Expert

Approximately 155 million tax forms are filed annually. People need to understand that thieves are inventing new ways to steal identities each and every day. And since tax time is a key period when we see a spike in identity theft, it’s crucial that we get the word out now and educate people about the latest scams.

File Early. It seems crazy to think that someone would actually file taxes in your name, but it’s being done. Once they get a hold of a few W2’s or other tax related documents that give them an idea of what your tax return will be, they being the process of filing in your name and reap your return. File before they do.

Secure Your Mail. Mail is stolen every day. Tax forms have social security numbers. When mailing your taxes don’t put them in your mail box with the red-flag up. Use a secure mailbox at the post-office or a big blue box.

Tax Preparer Scams. Reports of tax preparers telling clients they must pay back stimulus payments and then pocketing the money is last years scam coming back. Not all professional tax preparers have your best interest at heart. Make sure you do research and choose your tax preparer wisely.

Late Payment Scam. As people fall behind on their taxes, lists are created and available either internally or printed in the local paper as public record. These lists can fall into the wrong hands and thieves call unassuming people to collect.

Internet Phishing Scams. The IRS doesn’t send emails. Phony IRS e-mails that try to lure tax payers into giving out personal information are a common scam. This scam is generally used as a means to convince individuals to provide personal or financial information that enables the perpetrators to commit credit card, bank fraud or other forms of identity theft.

Protect your PC. Whether or not you are filing online it is essential that your PC is secured. All the basics include making sure you have updated anti-virus, a two way firewall, spyware removal software run regularly, and be sure to protect your wireless internet connection with a network key.

Make sure your listing looks good in MLS for more showings

Something I have blogged about before, as have others, is the lack of good photographs submitted by listing agents to their Multiple Listing Service.  Even multimillion dollarhomes sometimes have no photos or only one that isn't very good.

When I do a search on MLS for homes to show a buyer client, I review all of the photos on each of the listings of the size, price and location desired by the client.  Since we may not have the time or energy to look at every single one, the photos will help me to determine which ones are most apt to fit my client's needs.

I also put some clients who are not yet ready to buy on my Client Portal, which emails them listings meeting their criteria, complete with photos, descriptions and maps.  If they see something they want to tour, they will call me and we'll go out to see it.

Needless to say, neither I nor my clients are apt to give any priority to a listing where the photos are really bad or where they don't really show the property.  Also, if there are a few changes that could be made to the place before snapping the photo, but the listing agent doesn't bother, it concerns me that the agent will be lazy or have little attention to detail in the transaction, which could be a real headache.  Take a moment to move the trash cans, or a cup on the counter.  Make sure the light is sufficient to take the pictures, or learn how to brighten the photo in your software, and make sure your photos actually show something that buyers might want to see.

Here are some examples:

What does this house look like?

Was the cup too heavy to move?

Nice bathroom

So we know the trash cans go with the house

Today is Be Kind to Your Pets Day!

According to my calendar, today is Be Kind to Your Pets Day. Anyone who knows my husband and me knows that our pets rule our household. We see that they are well-behaved, but they are truly pampered. They are indoor-outdoor cats who have taken over the guest room bed as theirs, and when we have overnight guests, they pout because someone else is sleeping in their bed. They each have different favorite foods, so that breakfast is somewhat of a special order arrangement, with each of the 4 cats getting what they like.

We have some “part time” cats who live elsewhere but come here to eat (one was abandoned after his owner died, was subsequently taken in by a man who feels that cats can catch their own food. He may still believe that, but they come begging at our front door and we put their bowls out every morning and evening.

We also feed the red squirrels, grey squirrels, dozens of kinds of birds, and the night creatures: possums, raccoons and skunks. Today, in addition to the nuts, sunflower seeds and millet that we usually put out for the critters and birds, I put out some chopped apples, which the squirrels devoured. And the cats all got new catnip toys. So I guess I was extra kind to them today.

I’ve never owned a hairless Sphynx cat, but I understand that their idea of a great day is one in which they get to take a nice warm bath. I did have one cat years ago who used to jump in the tub with me, but he never stayed very long. Here’s a video of a cat who loves his bath!

Wonderful fenced lot in Fair Oaks CA - over one-third acre!

Here is a great lot on which you can build your dream home or hold it for investment, to build or save to build a home later.  The fence around the property was built only a few years ago.  It did get blasted by recent windstorms, so a portion of it is leaning, but can be easily fixed.

This is in an established neighborhood in lovely and popular Fair Oaks, near shopping, schools, recreation, and not far from Highway 50.

Shouldn't this guy be playing in the Super Bowl?

This guy is almost too good to be believed! It's a wonder that the NFL isn't chasing him around with millions of dollars!
